Welcome to Property Management

Having a property management company with specific market knowledge is extremely valuable in assessing rents and knowing local market trends. Our team will offer suggestions to make your property rent-ready, or to enhance the appeal of your property. If your property is not currently in rent ready condition, our team can help you with this process to ease the transition into management. Our company has a wide array of procedures to shield owners from unnecessary liability and help tenants feel they are being well looked after.

Advertising Your Property:

We provide extensive marketing for your rental property by placing your property on over 75 rental websites through sites such as Aoartments.com, Craigslist.com, Zillow.com, Hot Pads.com, and many more. Advertising avenues can include:

  • Internet Advertising
  • For Rent Yard/Windows Signs (as per allowed by HOA)
  • Broker Referral Program

KRPs marketing program, combined with our knowledge of the marketplace increases exposure for your rental. As a result, we are able to consistently rent properties, priced at current market rates, to qualified tenants in approximately thirty days or less.

Showings 7 Days a Week:

We understand that most potential tenants will be looking for showing appointments before and after traditional 9-5 work hours or weekends. Our showing coordinators are available every day of the week to ensure we can accommodate the schedules of all potential tenants.

Tenant Screening:

As a management company, we have many procedures to eliminate problem tenants prior to ever renting to them. Placing the right tenant is the single most important step in the process. We place the best possible tenants in your property and our thorough screening process for rental applicants has consistently kept our turnover and eviction rates very low. All potential tenants over the age of 18 will pay for and complete a detailed application disclosing the following information:

  • Past Resident History
  • Employment Verification
  • Full credit check including judgments/liens
  • National civil eviction search
  • National criminal background search
  • National sex offender check
  • Social Security Number verification
  • Driver’s Licenses verification

Even though we have secured a qualified tenant, our job has just begun. Now we take care of the day-to-day operations of insuring that your investment will perform to your expectations.

Lease Agreement Execution & Enforcement:

We request that within 24 hours of approving a qualified tenant they schedule our lease signing appointment. Our lease agreements and addendums are reviewed on an annual basis by attorney’s who specializes in Contract Law focused on Landlord/Tenant rights. All rules and regulations of the lease are enforced with written and verbal warnings which may lead to fines or (in rare instances), eviction. We provide further support to community HOA’s by providing the tenant and KRP contact information in case property violations occur.

Move-In/Move-Out Inspection & Videos

All tenants are given and will complete a move-in inspection sheet allowing the tenants to acknowledge in writing any damage and over-all condition of the property. We will take a video or photographs of the premises to support the move-in condition to prevent future disputes.

On the last day of the lease agreement we will schedule a final walk-through with the tenant allowing KRP to identify any damages or items needing cleaning, etc. that will be deducted against the collected security deposit.

Rent and Security Deposit Collection:

Collection of rent and distribution of rents is a vital part of our services. Per the lease, rent is due on the 1st and late after 6 p.m. on the 3rd of the month. Issuance of a 3-day notice will occur if the rent is not received from the tenant by the 6th of the month. Rent is given to Owner via ACH (Automated Clearing House) aka Direct Deposit on the 10th of every month.

In addition to rent a Security Deposit is collected at the time of lease signing. Based on the specific county the property is located in, Security deposits will be held in either a non-interest or interest bearing Escrow Account.

Accounting/Monthly Owners Statement:

Our accounting department provides owners with monthly financial statements (income and expenses) and is emailed on the 10th of every month. The monthly statement includes all financial activity and copies of the bills we paid on your behalf. All funds are electronically disbursed on the 10th of each month for the same month’s business. This same report also has year to date information. In January we provide Year-End statements detailing your annual figures for tax purposes as well as 1099’s.

Maintenance & Repairs:

Key Realty Partners is on call 24 hours a day, 7 days a week. We handle all calls from tenants for any services they may need including after hours emergencies. Tenants are billed back for charges if they are responsible for the cause of the repair.

Management Fees:

Key Realty Partners is a full service management company. Our fees are competitive and the standard monthly fee is 10% of the rent. When your property is vacant, we don’t get paid! Please contact our office to discuss specific management fees.
